Why the Right Tenant Matters More Than the Highest Rent
When landlords have a vacant property, it is understandable to want it filled as quickly as possible and at the highest rent possible. On the surface, that feels like the right decision.

But in reality, the highest rent is not always the best outcome.

A tenant may agree to a higher monthly rental, but if they pay late, miss payments, damage the property, or create ongoing problems, that “better deal” can become very expensive very quickly. In many cases, a slightly lower rent with a more stable and reliable tenant turns out to be the better choice in the long run.

This is why tenant quality matters so much.

A good tenant is about more than just whether they earn enough on paper. It is also about how they manage their money, how stable their employment is, how they have handled previous commitments, and whether their overall profile suggests that they are likely to look after the property and honour the lease.

Good screening helps landlords see beyond the application form. Payslips, bank statements, credit behaviour, and rental history all tell part of the story. Often, the real warning signs are not big dramatic issues. They are small patterns like unpaid debit orders, irregular spending, missing information, or documents that do not quite line up.

That does not mean a landlord must look for a “perfect” tenant. There is no such thing. The goal is simply to find the best available tenant with the lowest overall risk.

It is also worth remembering that a property standing empty for an extra week or two is often less costly than rushing into the wrong placement.
